Mumbai, September 1, 2026: Japanese real estate major Hulic Co., Ltd. and HDFC Capital Advisors Limited, one of India’s largest residential real estate investment managers, have made their first investment in India’s residential housing sector through their joint senior secured debt platform.
The investment has been made in a residential development project located in western Mumbai. The project is expected to benefit from strong connectivity, convenient transportation and its proximity to established commercial and employment hubs.
India’s residential real estate market is expected to maintain strong long-term growth, driven by rapid urbanisation, improving employment opportunities and rising household incomes. Demand for housing among the middle-income segment in major metropolitan cities has also remained resilient.
The first investment marks the beginning of a broader collaboration between Hulic and HDFC Capital. Both companies plan to strengthen their partnership and explore further investment opportunities in India’s residential real estate sector.
Sohei Okuno, Managing Officer and General Manager, Global Investment Department, Hulic, said the company was pleased to partner with HDFC Capital, which is among the leading players in financing India’s residential development market.
He said Hulic expects residential assets in India to continue benefiting from strong underlying demand, supported by the country’s young population and economic expansion. According to Okuno, the transaction represents a unique investment opportunity that is closely aligned with Hulic’s investment strategy.
Vipul Roongta, CEO, HDFC Capital, said the Japan-India relationship is strategic and continues to strengthen. He noted that both governments have set an ambitious target of JPY 10 trillion in Japanese private investment in India over the next decade, reflecting growing confidence in India’s long-term growth prospects.
Roongta said HDFC Capital was pleased to partner with Hulic as the Japanese company enters India’s residential real estate market.
